Whilst we anticipate that in a majority of cases the design will be well advanced we have a wealth of experience in Design and Build contracts from conception to completion. We aim to work with the design team advising from the onset of potential savings or experienced pitfalls. We will produce a full approved scheme specification to be used in association with drawn documentation. This in turn will act as a catalyst for meaningful sub-contract quotations. Upon selection we can offset costly design work by utilising sub-contact expertise chairing design meetings.
We also have close ties with Structural Engineers, which may be utilised if required.
Sites will be supervised by our contracts co-ordinator and by a project manager selected by all parties. Full career details will be issued combined with the opportunity to view current / previous schemes. Dependant on contract size and value the extent of supervision will be agreed. Associated salaries will form the basis of the project management fee.
This area is one of our strengths with fully qualified and experienced staff that have worked throughout the broad spectrum of client base and construction tenures. We will ensure that at this level we are available at all times to discuss any issues pertaining to any contract or element.
A full Bill of Quantities will be produced based on a known accredited database in conjunction with competitive quotations for each work package. This will be issued prior to site commencement and become a useful tool to establish a baseline figure. Progress and cost expenditure will be monitored against this document and contract programme.
We acknowledge the importance of your money and our promise to minimise cost. To this front we will provide a full financial service producing monthly valuation reports and ensuring that sub-contract payments are as their competitive quotations, site measured and in line with progress. Any variations will be highlighted instantly.
Unless fully justified we will not entertain day work claims, we aim to tie sub-contractors into all risks contracts. Pre-commencement meetings will be held prior to commencement thus avoiding confusion.
Whilst sites will almost totally be staffed by sub-contract labour the importance of a trustful machine operator / general operative is paramount. Duties will include checking site deliveries, movement of site materials, site cleanliness, site security and generally acting as a deterrent to avoid costly day-work claims.
We have a nucleus of tried and tested sub-contractors from which we shall select from our approved database. For each work element we will endeavour to attain at least three competitive quotations, each being analysed to ensure compatibility. Prior to selection this information will be discussed with the client. To compliment the team ethos, partnering shall be considered providing they can demonstrate value for money. A contract specific sub-contract list will be produced and issued, from which direct contact can be made if required. Sub-contract meetings will be held should they be required and recorded to establish progress, information requirements, labour levels and forthcoming works. We will hold back retention monies as a security measure to ensure that any defects are dealt with swiftly, released when all parties agree. We will be pleased to work with novated sub-contractors should the client show preference.
Materials shall be procured from competitive sources, again we will endeavour to obtain a minimum of three competitive quotes. Should we obtain similar specified materials at a more competitive price we shall check for compatibility and inform immediately. We will monitor materials used against those ordered to ensure there are no discrepancies. We hold accounts with all the national suppliers and through the economies of scale such as our combined client base obtain the most competitive figures throughout. Whilst these are passed on to you should we utilise our own accounts a small administrative charge shall be levied.
Whilst we will put the onus for supply and maintenance of plant with sub-contractors particular items may be unavoidable. On this front we will source in the most cost effective manner scrutinising service as well as price. We will only use trained operatives with this machinery. As with materials we offer equal opportunities to obtain the most effective hire prices.
All our staff have attended the 5 day CITB site managers safety course and are conversant with current health and safety legislation. Our site managers all hold current first aid certification. We recognise the importance of safety and will not cut corners. From the initial F10 notification to contract completion we will monitor safety throughout. We utilise an independent safety organisation, MSM thus ensuring that we meet current legislation.
Utilising the latest technology we will produce contract and short-term programmes. These will be monitored on a monthly basis. Should elements slip action shall be taken instantly and recorded.
We acknowledge that our work activities can harm the environment and that resource depletion is of major concern. Our staff are trained in Eco Homes and Environmental Awareness.
We understand that despite our best endeavours, occasionally items can cause concern. To alleviate this each home owner will have full training in how their home works as well as a handover pack, this will contain emergency telephone should the need arise. We will hold retention monies for a period of twelve months thus giving a guarantee.
